Elastomeric coating repair and repainting

Here are some photos of a recently completed project in the Trillium at High Desert neighborhood in Albuquerque’s northeast heights. If you look closely at the before photos you will notice a great deal of micro-cracking in the existing synthetic stucco finish. There were also a good number of areas requiring large patches.

The process started with a good power washing to remove dirt and expose hidden areas of failing stucco. We then pulled back the landscaping gravel at the base of the walls and trenches to the foundation line so that the coating system would be applied below grade. This step is extremely important in preventing failure caused by water intrusion. Once all of the repairs were complete, and all of the adjacent finished surfaces were protected, we applied a coat of Sto Prime and a top coat of Sto Color Lastic elastomeric finish. Both the primer and the finish coat were applied with a sprayer and worked into the surface with a roller. This spray and back roll application process when properly done insures the film thickness is as evenly applied as possible. With all elastomeric coating systems the film must be built to the specified dry thickness for the coating to function correctly.

One of the unique challenges of this project was a swim spa that was built in less than a foot from the back wall of the home. In order to protect the refinished gutter system and windows we needed to place a ladder directly over the pool. To safely accomplish this we built a 4 foot wide by 16 foot long platform. We suspended the platform over the pool with cinder blocks on each end. The pool deck was built from soft flagstone. To prevent damage to the stone, we protected it with half inch thick Masonite sheeting. It was an easy thing to assemble given our general knowledge of carpentry and worked perfectly. We
